Sunnyside was laid out in 1891 by Behrend Joost’s Sunnyside Land Company: 2,250 lots across 48 blocks, just north of where City College’s Ocean campus sits today. A few cottages and Victorians went up before 1906, the real building came in the 1920s, and the empty blocks filled in after the war. In the census tract that covers Sunnyside, 47 percent of homes predate 1940 and 70 percent predate 1960. Streets like Hearst, Flood, Judson and Marston step across the slope, and swamp myrtle, juniper, Kwanzan cherry and lemon bottlebrush are the trees you see most at the curb.

Hills change how a gutter works.
